Delta Dental of Michigan posed a dual planning challenge for their site – to facilitate growth while maintaining a strong commitment to the environment.

The Master Plan maximizes land preservation by maintaining a vertical building structure. It also enables incremental growth with a flexible, modular design. Phase I of the three-phase process began with construction of a Data Center, which created needed space in the existing building and triggered Phase II – the North Office Building. The existing building is completely renovated during Phase III, while a dramatic 25,000-square-foot western addition transforms the entire look and feel of the campus.

The pastoral quality and sustainability of the 59 acre site remains preeminent, with not only a substantially expanded pond and enhanced nature preserve but the development of a central "oval" open space around which the growing campus will mature. Minimal use of hard exterior surfaces will reduce the heat island effect, the pond’s storm water will be properly drained and filtered to be used for irrigation, and the manicured lawn will be converted into a more natural prairie. Based on these and other efforts, Delta Dental’s headquarters office building achieved LEED-NC 2.2 Gold certification as well as qualification under the Wildlife Habitat Council Certification Program.
